The product
What exactly do I get?
A twenty-section report covering the financial reconstruction, a valuation range from five methods, a ranked red-flag register with dollar impact, historical listing changes, entity and licence research, location demographics, the competitive set, lease analysis, an offer strategy, questions written to send to the broker, a diligence checklist and sequential decision gates. You can read the whole thing on the sample report page before buying.
How accurate is it?
The arithmetic is exact, because it is computed in code rather than inferred by a language model — SDE, EBITDA, DSCR, break-even, working capital and every multiple are deterministic. The interpretation is as good as the inputs: a report built from three years of tax returns is far more confident than one built from a listing alone, and the report tells you which one you are holding via the quality-of-earnings score.
Is this a replacement for an accountant or a lawyer?
No, and it says so on every page. It is the work that comes before them. It tells you whether a deal is worth paying professionals to look at, and it hands you a specific list of what to put in front of them — which usually reduces their bill rather than replacing it.
How does this compare to a quality-of-earnings review?
A formal QoE engagement starts around $15,000 and involves an accountant examining the actual books, often on site. That is a different and deeper thing. DealLens applies the same analytical framework to the documents you can obtain before anyone will let you into the books, at a price that makes sense on a $400,000 deal.
Using it
Which marketplaces are supported?
BizBuySell, LoopNet, BusinessesForSale, BizQuest, BusinessBroker.net, Flippa, DealStream and generic broker sites all parse. The extractor works in four layers, ending with a scan of the visible page text, which is what makes it work on unfamiliar sites and on decade-old archived pages.
What if the listing page blocks the scraper?
Several marketplaces block datacenter traffic. When that happens the analysis falls back to archived versions of the listing and to text you paste in yourself, and the limitations section says plainly that the live page could not be read. You can always paste the listing text directly.
What documents should I upload?
In order of value: business tax returns, bank statements, monthly P&Ls, the lease, POS or sales-tax reports, payroll registers, the CIM, equipment lists and seller disclosures. Tax returns are the single most useful document, because they are the one figure the seller filed with a government agency.
Can I analyse an off-market deal with no listing?
Yes. Skip the URL, paste whatever description you have and upload the financials. Everything except the listing-history section works normally.
Can I re-run an analysis after getting more documents?
Yes, and you should. Upload the new documents and run it again — the earlier report stays available so you can see exactly what changed once the seller produced their records.
The AI
Which model does the analysis?
By default OpenAI Sol at high reasoning effort. You can switch to Claude Opus 5, Gemini 3 Pro, Kimi K3 or GLM-5 on any analysis. Because the financial engine is deterministic, changing the model changes the interpretation and the writing, never the numbers.
Why does research always use Gemini?
Google Search grounding returns real, citable sources rather than plausible-sounding ones, which matters enormously when you are checking corporate registrations and inspection records. Every research finding in the report carries the source it came from and whether that source is primary or secondary.
Can the model hallucinate a red flag?
The design makes it hard and the prompts forbid it, but no system is immune. That is why every finding carries its evidence, its confidence level and the question that would confirm or kill it. Treat a finding as a lead to verify, not as a verdict — which is exactly how a professional would treat it too.
Privacy & billing
What happens to the documents I upload?
Extracted text is stored against your deal so a re-analysis does not re-parse the file, and it is sent to the AI provider you selected for the duration of the analysis. Documents are never shared with other users, never sold, and never used to train anything. You can delete a deal and its documents at any time from the deal page.
Will the seller or broker know I ran this?
No. Reading a public listing page is indistinguishable from any other visit, and nothing in the process contacts the seller, the broker or the business.
What if the analysis fails?
Your credit is returned automatically and you are not charged. If a report completes but is materially unusable, write to us and we will refund it.
Do I need a subscription?
No. Every report can be bought individually. Subscriptions exist because active buyers run several analyses a month and the per-report cost drops considerably.
