The listing fields, parsed and interpreted
Asking price, cash flow, gross revenue, inventory, FF&E, rent, lease terms, employees, year established, reason for selling and financing offered — each extracted and paired with what it actually means and what to verify.
The ad number versus the documented number
BizBuySell’s "Cash Flow" field is SDE, and SDE is a constructed figure. Upload the financials and the report rebuilds it add-back by add-back, showing you what the documents support rather than what the schedule claims.
What the listing used to say
Archived versions of the same ad are recovered and diffed. Price reductions, a cash-flow figure that quietly grew, a rewritten reason for selling and an altered founding year all surface with dates attached.
How long it has really been listed
BizBuySell does not show days on market. The earliest archived capture gives you a floor — and a listing that has been up for nine months across three price cuts is a very different negotiation from a fresh one.
The competitive set the ad never mentions
Every competitor within 1, 3, 5 and 10 miles with ratings, review volume and opening hours, scored for how much of a threat each actually poses.
Questions
Do I need to sign the NDA first?
No. Everything on the public listing page is enough for a Deal Scan. The NDA gets you the financials — and that is when a Full Deal Report becomes worth running.
What if BizBuySell blocks the request?
It sometimes does for datacenter traffic. The analysis then falls back to archived versions and to listing text you paste in, and says plainly in the limitations that the live page could not be read.
Will the broker know I analysed the listing?
No. Reading a public page is indistinguishable from any other visit, and nothing in the process contacts anyone.
