Due diligence for gas stations and convenience stores

Fuel and convenience deals have more moving parts than almost any other main-street category, and the asking price is usually the smallest number in the transaction.

From $49 per report.

The capital nobody advertises

Inventory bought separately at cost, a refundable fuel-company deposit of $30,000–$40,000, and a working-capital reserve. An $85,000 business can easily tie up $190,000 before you have sold a single coffee.

Commission versus margin, which changes everything

A commission agent carries volume risk without controlling margin. That is a materially different business from owning the fuel margin, and it trades at a lower multiple. The report identifies which you are buying.

Tank and environmental exposure

Where the landlord or supplier carries tank and environmental obligations, that is a genuine advantage — but only if the indemnity survives assignment in your favour. The report lists exactly which records to obtain from the state environmental agency.

Inside margin is where the money is

Fuel brings the traffic; the store makes the money. The analysis looks at conversion — gallons to store entries to basket — and flags under-monetised traffic as the growth lever it usually is.

Regulated categories, checked

Tobacco, nicotine, alcohol, hemp-derived products, kratom and lottery each carry separate rules and separate transfer paths. The report maps which transfer and which you must reapply for.

Questions

Does it check the environmental file?

Deep Due Diligence researches state environmental agency records for storage-tank registrations, discharge reports and closure determinations, and lists precisely what to obtain. It is a research pass, not a Phase I — and it tells you when a Phase I is what you actually need.

What about hours? Everyone near me is 24/7.

The competitive analysis captures opening hours for every nearby operator and flags surrendered dayparts. Before you commit the payroll, get hourly POS data — the report tells you to, and tells you what to model.
